NEW OFFICE PROPERTIES AND PROJECTS
Office properties represent Carnegie's initial entry into real estate development. Our efforts began with the 240,000 sf mixed-use Chagrin-Lee Center in Shaker Heights and the 160,000 sf University-Cedar Medical Center located in Cleveland's prestigious University Circle area, which was our first headquarters. In the 1980's and early 1990's, Carnegie developed several Design- Build multi-tenant, urban office buildings that remain vibrant today along with several single tenant buildings that were aesthetically pleasing, reflecting the specific company's image. In the mid to late 90's Carnegie acquired 35 acres of Office land in Westlake to create the office corridor and Corporate Office Park. After careful planning for this suburban office park they began development. It resulted in a design that included 10 Office Buildings with a mix of Corporate Headquarters and multi-tenant buildings.

The first building was the three story Melrose Office Park which was developed as a multi-tenant building with flexible one and two story spaces.

The Carnegie Center, was next and physically adjacent to Melrose, it became our current headquarters. This design was an "Award of Excellence" winner from the Northern Ohio Associated Builders and Contractors, Inc., in the Class "A" Office Building Category, and began to change the streetscape along Detroit Road in Westlake. This 3-level multi-tenant building brings classical and contemporary architecture and elegant landscaping into an exquisite balance with the existing topography.

The Wachovia Securities Center, located next to, and similar in design to, the Carnegie Center was a Design Build process created to serve as the western suburban headquarters for Wachovia Securities, Inc.

The Westlake Family Health Center, also a Design-Build, 65,000 square foot, three-story, class "A" office building anchored by Ohio Health Choice, Cuyahoga Physicians Network and St. John West Shore Hospital. Situated directly adjacent to Interstate 90 also on Detroit Road in Westlake, the building enjoys high visibility and accessibility as it highlights this prime office corridor, as part of the Carnegie Corporate Park Family.

Another single tenant Design-Build project was created for Struers International, Inc, this facility serves as their North American headquarters. Struers, Inc. is the world's leading manufacturer of equipment and consumables for materialographic surface preparation of solid materials. It has more than 40% of the world market. This building along with Westshore Montessori School, is the sixth in a ten building project; which will total more than 365,000 SF, of office buildings creating the attractive high quality streetscape that defines Westlake's Office Corridor.

In addition, Carnegie recently completed the North American Headquarters for ICI Paints in Strongsville, Ohio. The 114,000 square foot, two-story class "A" office building sits on 20 acres of a beautifully manicured and attractively landscaped site including 8.5 acres of additional land, zoned to accommodate a 120,000 square foot, office building that will be a Design Build Development.

Linder & Associates is a newly constructed Design-Build office Headquarters facility named after the anchor tenant whose sales force is Northeast Ohio's largest Kirby vacuum distribution company. This newest addition to the 190,000 square foot Water Tower Square project is located in North Olmsted, Ohio.

 

Bradley Business Park is a new Westlake Office and Commerce Park to house approximately 360,000 square foot of office, research, laboratory and associated warehouse in a Design Build campus setting. This 22-acre site, acquired in 2005, is located on Bradley Road, north of Clemens, providing easy access to I-90 and the busy Westlake Commercial District. Groundbreaking is planned to commence upon completing a lease with the anchor tenant who will house the first building.

Carnegie continues to expand its growing office portfolio, including private and public sector users, currently developing several single tenant Design Build projects, leased to government agencies, and private sector companies as office headquarters and research centers in Ohio and several neighboring states.

In the 21st Century, real estate development will be forced to focus on security and environmentally efficient use of building materials, building systems and natural resources. Carnegie recognized the importance of this and has focused it's designs to include the newest technologies and process into its development concepts.

Carnegie's ability to implement important new security features into the Design-Build concept without visual impact to the esthetics or streetscape, and adding energy efficient, environmentally sensitive features, has made it a leader in the 21st Century's real estate growth market.

A new Westlake Business Park to house approximately 360,000 square foot of office, research, laboratory and associated warehouse in a build-to-suit campus setting. The site is on Bradley Road, north of Clemens, providing easy access to I-90 and the busy Westlake Commercial District. Ground breaking is planned for spring of 2007.
