Development of Design Build Retail projects has been, and continues to be, a major focus for Carnegie throughout Ohio and several neighboring states. Carnegie prides itself on its historical success at developing multiple sites in remote locations simultaneously in any given period. In recent years the company typically has between five and ten projects in the pre-construction or construction phases at any one time, often totaling more than one million square feet. Carnegie's portfolio in Ohio spans more than 50 Ohio communities with projects ranging from 4,000 SF up to 860,000 SF; and from one-half acre sites up to 135 acre commercial sites. In addition, Carnegie has developed, or is developing, commercial projects in 13 states from Arizona to Indiana and Ohio to Florida. The majority of Carnegie's projects are newly developed and constructed shopping centers with a life-style component; anchored by one or more national tenants. Generally, these projects will involve out parcels and require flexible, thoughtful designs to accommodate the ever changing requirements of users. This 120,000 s.f. center is anchored by Marc's Deep Discount , Bed Bath & Beyond and Chipotle. Strategically situated on the main crossroads of the Elyria commercial district, this center affords the highest visibility of any commercial development in the Elyria market. The Midway Mall area services approximately 450,000 people within its trade area of the Western Cleveland suburb of Elyria.
The Project is strategically located to attract Westlake and Bay Village shoppers and provide the best available location to serve this Lorain County market. With 310,000 people in a 10-mile radius, the location provides ideal coverage halfway south or north between Westlake at SR 58 (Amherst/Lorain). In addition, the area boasts some of the highest housing start counts. Developers collectively have nine housing projects currently under construction in the Village of Sheffield which will add an additional 2200 homes within a two-mile radius of the Cobblestone Square. The Shopping Center abuts Avon, which is also undergoing a new housing boom, which is one of the largest in northeast Ohio. This includes Red Tail, a Golf Course Community with 600 new homes. This 104 acre parcel is strategically situated in the Southwest Austin suburb of Kyle, Texas. Currently located on Interstate 35 at Kyle Krossing Parkway, this 860,000 sf Mixed Use Development consists of the finest office and retail space in the area. Over 85,000 cars per day pass by this development, making it one of the most visible sites in the Austin Metroplex. Phase I of this development is completed and consists of a 120,000 sf new prototype Home Depot, and infrastructure that is being installed to serve as the larger project, upon state roadwork completion.
